Assistant Quantity Surveyor

Working within the development delivery team. This is envisaged as both a site and regional office based role.

Key Activities1. Full commercial management of assigned projects
  • Calculate all the prime costs on developments within the business, reporting any movements in the costs since the preparation of the land purchase exercise.
  • Provide detailed cost budgets and share with other members of the delivery team at the appropriate time.
  • Implement wherever possible value engineering solutions & strategy to optimise profit and efficiency for the business.
  • Preparing detailed trade specifications and works package scope documentation.
  • Procurement of trade works packages through competitive tender utilising a web based information portal.
  • Managing and finalising subcontractor accounts including the formation of orders, variations, payments and cost reporting.
  • Administering the processes required of the COINS Business Information System including budget set up, BoQ, Procurement, Variations and Payments, CVR cost reports.
  • Undertake detailed Cost Reports and Development Cash Flow exercises.
2. Provide information for land purchase exercise
  • Once land opportunities are identified, familiarise the geographical area and consider site issues.
  • Prepare estimates of all prime costs inc subcontract and materials.
  • Present feasibility study of the site incorporating all development costs.
3. Monitor and report costs
  • Completing CVR based cost reports in accordance with the company COINS based system.
  • Manage, interrogate and incorporate details of site overhead, design fees and cost schedules produced by others.
  • Monitor and explain subcontractor cost movements.
  • Responsible for procurement of subcontractors including payments, variation orders and day works and settlement of final accounts.
  • Undertake valuations of production at budgeted cost on a monthly basis and split the cost of profit completions and potential future profit to estimate a value for work in progress.
  • Report on savings and excesses against budget costs to the Director.
  • Forecast final accounts and cost to complete.
4. General
  • Be aware of all codes of practice that impact on estimating e.g. Building Regulations, NHBC requirements, HSE etc.
  • Monitor, reconcile and recharge any costs, which relate to shared cost items with either other businesses within the Group or external Companies.
  • Attend pre start, specification and any other relevant meetings as required under the Company’s pre-development process.
  • Input and maintain any computer based databases or systems.
  • Any other duties as required by the Commercial Director.

Key Experience
  • Wide experience in the discipline within the house building industry.
  • Potentially undertaken similar role in a contracting or other sector environment.
  • COINS or similar Business System.
  • Strong knowledge of Building Regulations, NHBC and Health & Safety requirements.
  • Customer Service Focus.
  • Industry related business qualification.
