Job Title: Cleaning Area Manager; Manchester Head Office: Building 3, 300 Lansdowne Road, M30 9PJ; Package: OTE £30k + vehicle; Hours of work: full time; min. 45 hours per week - permanent position; Start date: immediate

About the company: Cleanology is a dynamic and fast-growing commercial cleaning, security and facilities management company, providing professional services to offices, restaurants, retail outlets, schools and other businesses around Greater Manchester. The company employs 500+ staff.

About the role: A demanding field-based, operational management role for someone with patience, energy and stamina. The role can require long hours and requires a disciplined individual able to manage time effectively. There is also opportunity to grow within the business, for ambitious candidates wanting career progression.

Purpose:- Manage and operate a portion of the company’s contracts- Manage cleaning staff working on those contracts- Maintain and develop relationships with prospective and existing clients.

Key Responsibilities:- Ensure all jobs are staffed and cover in the event of holiday or sickness- Regularly meet clients for feedback- Start-up and manage any new contracts- Reporting to an operational director- Attend sales meetings with prospective clients as required.

Sites:- Proactively visit sites, spot checking for cleaning standards, staff attendance, uniform, etc.- Check cleaning cupboards for stock and place orders as required- Check cleaners’ attendance for payroll department and report absence/changes- Start up new sites - arrange cleaning equipment, supplies and cleaners- Try to save any contract terminations

Supplies:- Order consumables and materials for sites via the online system- Ensure monthly site budgets are met

Clients:- Establish and maintain a good relationship with the client, Respond to all e-mails and calls from clients- Arrange and attend regular meetings with clients- Review standards, and 'upsell’ additional services, e.g. window cleaning, carpet cleaning etc- Quotes for additional works to be passed to Ops Director for approval and formal quotes to be sent by Ops Director via email (not verbal)- Arrange one-off cleans with clients and check if they were satisfied afterwards

Cleaners:- Arrange all holiday cover (and cover staff absence) and inform client and payroll of all changes- Meet all new staff on site to train them- Arrange cleaners for one-off cleans and check cleaning standards after work is finished; Managing poor performance effectively and within company policies/procedures; Ensure performance of cleaning operatives meets company expectations

Reports:- Sign off one-off wage forms for payroll department- Report all staff changes (absence, starters, leavers, etc) to the HR and payroll departments- Payroll time-sheets- Attend weekly management meetings

Other:- Cover other Area Operations Managers when on holiday.

Work alongside HR where necessary to provide support with employee relations and HR disciplinary procedures

The Person - our minimum skill requirements:- Excellent communication and client facing skills. Highly proactive, flexible, enthusiastic and pragmatic delivery orientated approach with 'can do’ attitude- Excellent planning, organizational and prioritisation skills- Able to work autonomously, and comfortable with rapid change, as well as working as part of a wider team- Excellent telephone manner- IT literate (MAC and PC) - good knowledge of Microsoft Office, Internet Explorer- Previous cleaning management experience required (3+ years)- Proven track record in successfully operating multi-site contracts- Understanding of the challenges facing the industry at present- Excellent presentation skills- Competent levels of planning and organization- Numeracy and literacy to a good level- Ability to work to deadlines and prioritise- Good interpersonal skills- High levels of attention to detail- A strong work ethic- Full UK driving licence (held for minimum 2 years with no more than 6 penalty points)
