Launched in spring 2018, Urban Patchwork is a residential sales and lettings agency. We provide a professional and personable service, together with promoting best practice and using the majority of our profits for homeless housing and support.
We are based by Greenland Dock on the border of SE16 and SE8 and serve the surrounding areas. (Our closest tube stations are Surrey Quays and Canada Water.)

Toby Gooding, Director
Toby leads on residential sales and lettings, and also oversees our ICT. He is an ARLA-qualified agent with 14 years’ industry experience and provides the highest standards of customer service. He has led two teams over the past eight years in management roles, firstly at KFH in Crystal Palace and then at John D Wood & Co. in Fulham. During this time, he oversaw the successful set-up of the lettings business at KFH’s Crystal Palace branch. He also has experience of working in the Rotherhithe housing market, has a love of architecture and exploring new cities, and is doing the Ride London 100-mile cycle to Surrey for local homeless charity the 999 Club in July.
Tessa Gooding, Director
Tessa oversees marketing & comms and our UP fund homelessness activities. She worked in residential sales before studying for an MA in urban planning, and has more recently been working as a strategic planning and management consultant on housing for vulnerable people and infrastructure projects. She is also a published researcher on urban governance and low-income housing provision, has a background in marketing and fundraising, and is passionate about recycling financial surpluses (generated through meeting market demand) to meet social need. Tessa and her dog Thali will be walking 43 miles along the Thames Path in October to fundraise for the 999 Club.
