We are seeking an experienced and proactive full time Estate Manager to join our clients growing residential property management team. This is a key role responsible for managing a large estate in the Portsmouth area, overseeing maintenance, controlling service charge budgets and delivering excellent customer service to Directors and residents. In return our client is offering a full-time salary of £45-50,000 pa plus mileage allowance and this is a fully remote position with one day per week on site in Portsmouth.If you have strong experience in property management, block management, estate management or building management, this role offers long-term career development and the opportunity to work with one of the UK’s leading residential management companies.Key ResponsibilitiesFinancial & Budget ManagementPrepare and manage annual service charge budgetsMonitor expenditure and ensure spend remains within budgetApprove invoices, raise purchase orders and analyse financial reportsPrepare monthly/quarterly financial updates for Directors and clientsEnsure annual accounts are completed accurately and on timeProperty & Estate MaintenanceOversee planned and reactive maintenance for each developmentConduct regular site inspections and produce inspection reportsManage contractors and ensure works meet required standardsMaintain asset registers and ensure estate data is accurately updatedEnsure properties comply with health & safety legislation and insurance requirementsSupport the delivery of major works projectsCustomer & Stakeholder Relationship ManagementBuild strong relationships with residents, tenants and DirectorsLead and coordinate AGMs, Director meetings and resident meetingsRespond to customer enquiries professionally and within required timescalesProduce high-quality written communication, letters and reportsResolve complaints and issues quickly and diplomaticallyPerformance & ComplianceAchieve key milestones, KPIs and service delivery targetsMaintain action plans and track completion of tasksEnsure compliance with leases, legislation and company processesThe ideal candidate will have the following:QualificationsDegree preferredIRPM Part 1 ideally but the company will support your qualificationsAdditional property qualifications (e.g., RICS) advantageousExperience5+ years’ experience in property management, block management or related fieldsStrong knowledge of service charge budgets and financial managementUnderstanding of relevant legislation (Landlord & Tenant Act, RICS Codes etc.)Experience in building maintenance and contractor managementProven customer service and relationship-building skillsSkills & BehavioursExcellent communication (written and verbal)Strong numeracy and analytical abilityExcellent organisation, time management and prioritisationCompetent with Microsoft Office; Qube experience beneficialPositive, professional, calm and solutions-focusedAccountable, thorough and detail-orientedOur client can offer a supportive, well-structured working environment with extensive training and development opportunities and the opportunity to work on an up-market block of residential properties for a company that genuinely values people, professionalism and customer care.Hours of work Mon–Thurs 8:30–17:00 | Fri 8:30–16:30.
