Maintenance Engineer - Multi-trader - £38k to £42k + Excellent benefits - Catford / Lewisham This is an opportunity for an experienced Maintenance person (multi-trader) to join a small friendly team, within a leading leading housing and supported living organisation for vulnerable adults who suffer from mental health and living in a supported housing environment. This would suit someone from a Hotel, Hospital, Care Home type background, with hands-on experience and qualifications, with an ethos of continuous improvement to achieve exceptional high standards. SALARY ETC:£38k to £42k + excellent benefits such as enhanced holidays, academic support and career progression, good pension scheme, referral scheme, employee support programme etc.This is a full-time role, 37.5 hours/weekCatford / Lewisham area of London, but visits to other sites within the London area for projects.8:30am – 5pm Monday to Friday, there might be some on call responsibilities on occasions, but very rare and additional allowance paid for this.Permanent, full-time.REQUIREMENTS:You must have full rights to work in the UK (No sponsorship available)A clean driving license and daily access to your own vehicle, which you are happy to use for work (mileage paid for when visiting sites).Trade related qualification, such as in carpentry or plumbing, etc.A minimum of 2 years experience in a hands-on role, OR a minimum of 5 years’ experience in a trade, with a high level of demonstrable competency.Experience investigating maintenance issues.Good understanding of COSHH regulations, RIDDOR, Health & Safety at Work Regulations 1992.Strong written and verbal command of the English language.Digital literacy to use tablets and online platforms.Self-motivated and able to use own initiative to find solutions, work to tight deadlines, and prioritise a varied workload.Warm and friendly demeanour with a positive and open-minded attitude.A genuine desire to want to make a difference and help disadvantaged individuals to live meaningful and purposeful lives.DUTIES TO INCLUDE:Responsible for maintenance and repair tasks across all properties. This includes internal and external communal and office areas, as well as resident units.To complete projects including refurbishments of offices and resident units as required.Basic carpentry, basic electrics, basic plumbing, tiling of small areas, plastering, and painting.Raise maintenance job in the maintenance software.Undertake all routine maintenance tasks and minor general repair work.Assist staff with moving and assembling furniture as requested.Remove commodities delivered to the building to safe storage areas.Responsible for purchasing all your day-to-day materials in a responsible manner.Make sure regular checks and repairs or upgrades are made in communal areas property units.On a monthly basis undertake the checks of the housekeeping folders, including statutory testing such as the taps water temperature. To keep accurate and up to date house keeping records.Responsible for maintaining good standards in properties grounds.Drains & gutters are always clear from leaves and rubbish.Supervise gardener work and highlight areas of improvement to the Maintenance Supervisor.Help to prepare and assist with accommodation inspections and audits on a regular basis.To report all specialist jobs such as fire-related issues, CCTV, major electrical & plumbing issues, leaks, refurbishments etc. to the Maintenance Supervisor, who will be responsible for it.

Maintenance Surveyor required to support a plethora of vicarages and homes across West Sussex, supporting with day to day management and maintenance of the diocesan property portfolio predominately in the west of the Diocese of Chichester. The Maintenance Surveyor Role and Responsibilities To diagnose property defects in a systematic manner, analyse alternative remedial measures, and implement the most effective solution within the parameters of agreed budgets.Including inspecting works, raising necessary works orders and processing of contractor invoices in line with Diocesan audit processes.To work in conjunction with residents, other staff members, surveyors and contractors, as required to resolve complex repair or major works related queries or complaints within occupied homes.Respond to and provide updates to residents as applicable on matters being investigated.Instruct and manage as applicable relevant consultants/surveysEnsure the consultant has sufficient background information and is fully briefed as to the term of their appointment including relevant timescales.To assist the Senior Maintenance Surveyor in managing the quinquennial repair and improvement contracts.To assist in preparing properties ready for occupation by clergy to agreed timescales.Agree and sign off applications for payment having checked costs, variation orders and extra work orders submitted by service providers in accordance with the pre-agreed schedule of rates costs, or tender rates as applicable.To take responsibility for the five-year periodic electrical testing regime.Producing the testing programme each year for houses across the whole Diocese and delegating work to other members of staff as appropriate.To assist in the management of void (empty) properties.To understand and work within the organisational environment of the Church of England, applying codes of practice where appropriate.The post holder will comply with all standards, policies and procedures set by the diocese including, but not limited to, those governing safeguarding, health and safety, data protection and confidentiality and equal opportunities.The post holder is required to:Support the ethos, aims and objectives of Christianity, the Church of England and the dioceseKeep up to date with developments in their area of work;Participate in performance management process;Engage in training and continuous professional development activities.The post holder may be required to work outside normal office hours including occasional evening meetings and weekend working, subject to time of in lieu.The postholder will be required to maintain a valid driving licence and properly insured and taxed roadworthy vehicle to facilitate survey visits.The post holder will be required to drive and will predominately work and operate in the west of the Diocese (West Sussex) but may be required to cover works in the eastern area.A construction related qualification (e.g HND in construction) or relevant construction related experienceValid Driving License In Return?
