Pear Recruitment – Lettings ManagerLocation - PinnerSalary - £38,000, OTE £45,000 - £50,000 Hours - Mon to Fri 9.00am - 5.30pm and every other Saturday 10.00am - 2.00pmOur client is a well-established Lettings & Property Management company looking for a full time Lettings Manager to join their friendly team in Pinner.This role would suit a candidate with at least 2 years’ experience as a Senior Negotiator or Lettings Manager.The ideal candidate should be able to demonstrate a proven track record including excellent customer service levels and new business. They will have a passion for the lettings industry and enjoy problem solving and a variety of tasks.Aside from a good work ethic and positive attitude, they are looking for someone who is polite and well presented, flexible, well organised, and able to think on their feet; someone who will go above and beyond, can lead a team and has great customer service.Reporting to the Office Manager and Director, you will be responsible for:Overseeing the marketing and letting of residential propertiesConducting Market Appraisals and advising landlords on rental pricing with good knowledge of the current marketDriving business development and landlord acquisitionsManaging and overseeing enquiries, viewings, and applicant follow-upsOverseeing the vetting of prospective tenants (Inc references, Right to Rent, affordability checks)Overseeing the preparation and issuing of tenancy agreements and relevant tenancy documentationEnsuring compliance with lettings legislation and regulationsLiaising with landlords on instructions, updates, and performanceManaging tenancy rent reviews, and negotiationsOverseeing and handling move-ins and move-outs from a Lettings perspectiveOverseeing rent collection and arrears managementOverseeing deposit registrationsResolving landlord or tenant queries or disputesMonitoring portfolio performance and occupancy levelsLeading, training, and supporting lettings staffMaintaining accurate records and ensuring department processes are current and kept up to dateEnsuring high standards of customer service and professionalism at all timesRequirements:Previous experience as a Senior Lettings Negotiator or Lettings ManagerA strong communicator with excellent inter-personal skillsStrong negotiation skillsWell-spoken and well-presentedExcellent organisation skills and punctualityStrong knowledge of the local rental market and relevant legislationProven track record in leading and managing a teamARLA qualified Level 2 at least or equivalent (opportunities to gain more qualifications willbe encouraged), or working/wanting to work towards itFull clean driving license and own vehicleWhat they offer:Competitive Salary32 days annual leave (Inc bank holidays)Contributory Pension schemeParking PermitCommission packagePerformance related annual bonusIf you are interested in this Letting Manager role and would like to know more, please email your CV or telephone us on a strictly private and confidential basis for an informal discussion.*Recommend a friend* - Do you know someone looking for a position?
