Development Manager required for a super high end, high rise residential development in Vauxhall.

Looking after 250 units, managing a team of 8 concierge and cleaners.

Summary of Role:

To competently ensure that the development is managed in accordance with company and client procedures and policies, working in complete synergy to ensure professionalism and compliance, whilst championing customer service excellence and whilst attaining the highest possible standards of maintenance and presentation achievable.

Day to Day Tasks:

  • Daily, documented inspections of the internal and external common areas.
  • Management of an Estate Team - likely to consist of an Assistant
  • Development Manager, Administrative Support, a team of Concierge, handymen, yardmen, cleaners and decorators.
  • Ensure smooth and correct operations within the Estate Team and from all
  • sub-teams, ensuring that all procedures are being adhered to with accuracy.
  • Working closely with members of Senior Management Team in monitoring all estate service contracts and regular routine contractors, ensuring that they offer best value, are of high quality and meet the needs of the client.
  • Design, implement and champion procedures for training and development, in conjunction with the Associate Director and the Operations Director.
  • Promptly escalate or forward matters that require the attention of other parties - e.g. client approval for alteration requests, requests to sublet, etc.
  • Progress all repair and maintenance needs noted during regular inspections, ensuring prioritisation as necessary, and ensuring that updates are proactively issued to those affected by the issue, and to those reporting the
    issue.
  • Recognise and proactively tackle any and all health and safety risks, involving the Associate Director as necessary, requiring urgent attention, escalating and actioning accordingly.
  • Log, progress and monitor insurance claims, with the assistance of the Estate
  • Team, ensuring regular communication with affected residents and contractors, and ensuring prompt and proper settlement. Liaison with the client, Senior Management Team and the insurance company as required.
  • Be prepared to accept and undertake additional training to further develop personal skills, thereby increasing awareness.
    Understand and recognise priority tasks and actions, applying urgency as required, or as expected by Senior Management Team, or by the client.
  • Provide information and support to the client, and to the Estate Team, as required, or upon request.
  • Present a professional, positive and friendly approach to the company's external contacts.

Necessary Attributes:

  • Experience of multi-purpose / residential property management.
  • Experience of successfully delivering service charge budgets.
  • Experience in customer service.
  • Evidence of continued professional development.
  • Experience of managing a team
  • Developed technical knowledge of estate and property related facilities, including mechanical and electrical services and building structures.
  • Articulate and personable, with commercial acumen and the ability to challenge.
  • A confident and effective communicator, with advanced verbal skills and with outstanding written ability.
  • The ability to build strong client and customer relations.

Preferable Attributes:

  • A degree or masters in a relatable field.
  • Experience of working with a reputable, market leading developer.
  • Member of a related association - IRPM, RICS, BIFM.
  • IOSH or NEBOSH qualified

Package:

  • Salary £70-80,000 depending on experience
