Our client provide a wide range of surveying services to a growing client base both locally and throughout mainland UK and due to a rapidly expanding caseload, they are seeking an enthusiastic and ambitious part qualified/newly qualified General Practice Chartered Surveyor to join a busy and experienced team of Chartered Surveyors providing the highest quality Commercial Property Management, Lease Advisory and Valuation advice to our valued and expanding client base.

The responsibilities of the role will be varied and will include:

  • Assisting with the Management of the managed portfolio to the highest standards in terms of current legislation
  • Assisting and carrying out Rent Reviews and Lease Renewals and associated lease advisory duties for retained clients - developing detailed understanding of leases, lease clauses and effects on value
  • Assisting and carrying out RICS Red Book Valuations on Commercial Property for a variety of uses and purposes.
  • Ensuring the firm's property management software and all relevant data is properly managed in accordance with GDPR and kept updated with lease events, new instructions etc.
  • Researching comparable evidence schedules for various purposes.
  • Undertaking regular property management inspections
  • Taking an active role but with support from Finance and FM teams on service charge budgeting and account reconciliation and ensuring that tenants receive timely service charge information in accordance with the RICS Professional Statement Service Charges in Commercial Property 1st edition.
  • Ensuring compliance with all aspects of Health & Safety, fire risk management and plant/M&E maintenance
  • Maintaining excellent relationships with clients and occupiers and ensuring timely financial reporting
  • Advising clients on opportunities to enhance asset value through proactive management initiatives.
  • Opportunities to work with other departments (Building Consultancy & Agency) to broaden experience
  • Developing strategies for winning new business and retaining existing instructions
  • Support the Management Team and other departments in achieving the firm's wider objectives.

Qualifications and Education Requirements

Whilst preferably educated to degree standard (relevant property/surveying degree preferable) or recently MRICS qualified, we would also encourage applications from graduates and those interested in a Surveying Apprenticeship.

Required Skills

  • Clean UK driving licence and own vehicle
  • Excellent IT skills essential (especially MS Office and an ability to quickly pick up new systems and operating platforms)
  • Strong written and verbal communication skills
  • Effective, confident communicator
