Our client is a highly successful and busy Property Services Organisation based between Bristol and Bath who has an excellent opening for a Property Team Leader. This position involves being a key contact for a specific corporate client and managing the other portfolio managers in the team. You will also be involved with maintenance and organization of managed properties and controlling and answering queries for the management department. You will also be responsible to the client. The Main Duties for the role will include: - Providing detailed information and reports to the corporate client on request and ensuring that Service Level Agreements are being adhered to at all times - Managing team members, conducting one to ones on a monthly basis and ensuring high quality output across the team - Managing a large portfolio of clients - Regularly communicating with the Client Landlord, monitoring references on tenants with regard to replacements when tenancy is already in force. Being aware of and able to explain fully the terms and conditions of business and negotiating where possible. - Monitoring requests for repairs and maintenance from tenants or landlords, making sure they are all dealt with quickly and efficiently and ensuring contractors bills, water rates etc are duly sent to accounts for payment - Advising the client to obtain legal advice on legal matters, chasing over due rent for their portfolio and dealing with insurance claims and attending court where necessary - To be aware of any lets that are reaching the end of their term and to renegotiate extensions between the client and tenants - To arrange and where appropriate carry out check-ins, property inspections and check outs and inventories - To be aware of personal targets. Ensuring that all fees are charged in accordance with the Terms of Business with the client. - To provide reports, feedback and communication on a regular basis with the client and to ensure reporting deadlines are met - To be responsible for the financial reporting to the client Essential requirements for the role of Property Team Leader: - Experience of managing staff members - Similar experience within a previous role within property management - Highly competent skills in Excel - experience using VLOOKUP is desirable - To be aware and to be trained on the legal requirements i.e. 1988 &1996 Housing Act and to operate with property are accordingly; to follow any further legislation introduced. - To be aware of the Rules of Conduct drawn up by the Association of Residential Letting Agents for the protection of the public and to work within them. - Excellent interpersonal, organisational and communication skills. In return, you will be offered a salary of £22,000 per annum + OTE £26,000 pa. The working hours are Monday - Friday 9.00 - 5.30 pm. This position ideally requires an immediate start.
